What is proposed
Rezone the subject lands from Multiple Residential (RM3) to site-specific RM3-XX (Modified). Current zoning permits 40 units/ha and 11 m height. A Zoning By-law Amendment is required to allow increased density and building height.
Amend the Urban Hamilton Official Plan to redesignate the lands from Low Density Residential 3c to Medium Density Residential 3 to permit a 6-storey multiple dwelling with 128 units (34 one-bed, 71 two-bed, 23 three-bed), including nine barrier-free units
To develop a four- to six-story, 133-unit residential building with 46 one-bedroom, 63 two-bedroom, and 24 three-bedroom units, plus an amenity area. The proposal includes 52 surface and 52 interior parking spaces, totaling 104 spaces.
