What is proposed

To redesignate the subject lands from “Institutional” to “Low Density Residential 2c” and add a Site Specific Policy – Area X to permit a density range from 26 to 42 units per net hectare in the Mount Hope Secondary Plan.

To rezone the subject lands to permit the development nine 3-storey townhouse blocks, containing a total of 56 dwelling units fronting onto private condominium roadway.

To sever the existing vacant lot into two parcels, the severed lands will be a vacant residential building lot and the retained lands will be a vacant commercial building lot.

To develop a 1-storey commercial plaza at the corner of Upper James and Whitechurch, with 1,717.0m2 (18,483ft2) of gross floor area at the corne The building will provide a mix of retail units and one medical clinic unit

To develop 54 two-storey townhouse units and 3 three-storey townhouse units, for a total of 57 units with 129 parking spaces inclusive of 15 visitor parking spaces. The proposed residential development will have one access via a private condonminium road.
